On Tuesday, Metro Council conducted a four-hour public hearing on STRP legislation. At the conclusion council deferred the proposal one meeting to the May 16 agenda.  In the meeting, 65 residents spoke against the proposal, and 45 spoke in favor.

Tax Mania

By now, all property owners in Davidson Co. should have received their new appraised value.  If you haven’t already panicked, hold off.  Even though your value went up, your taxes may not have.  The average appreciation in Davidson over the last four year period was 35%.  If you are in a neighborhood that appreciated more than that, then yes, your tax bill will be higher.  If you are in a neighborhood that was below 35% they will be less.  And if your neighborhood was at the average they should stay the same.  You can check to see what your new tax amount will be by clicking here to access the tax calculator. Whether you are fed up and don’t want to pay your taxes or you are excited that your property could be worth that much, if you want to sell, you know who to call.

New Changes in Bellevue!

The Tennessean reports that the Nashville Predators and Metro have reached an agreement to open a new facility with two ice rinks at the One Bellevue Place project, which is replacing the old Bellevue Center mall.

Spring Peepers!!

I’ve been hearing the spring peepers for weeks now.  They did their singing in the warm evenings of February, retreating when temperatures ducked back down, only to come back again as balmy days of early March arrived.  The peepers are kind of like the buyers, always there, sometimes coming out in full force, sometimes laying low.  We haven’t had a long, hard freeze in a while nature wise or real estate wise and I’m grateful for the singing.

Sweat Equity All Dried Up?

Where oh where have all the buyers gone that can use a hammer?  Even if you can’t use a hammer, hire someone who can.  Don’t be afraid of old homes with good bones that need your TLC.  They will be good to you.  Give them some love and let them appreciate.  I see so many inspection reports kill deals or make big deals out of typical things.  I’m not saying forgo an inspection but be prepared to be scared.  If you have a contractor or handy person friend, show it to them, get an idea of costs.  Usually it’s not as bad as it seems in those 25+ page reports.

GNAR 4th Quarter Home Sales Report

There were 3,280 closings during the month of December, according to figures provided by Greater Nashville REALTORS® (formerly the Greater Nashville Association of REALTORS). This is a 2.7 percent increase from the 3,194 closings reported for the same period in 2015.
